But beginning October 20, Alberta will shift to a flat levy system: $5.00 for every $5,000 of your property’s value or mortgage, plus a $50 flat fee.
Here’s a quick comparison:
- Previously: For land transfers, the fee was $50 plus $2.00 per $5,000 of your home’s value. For mortgage registrations, it was $50 plus $1.50 per $5,000 of your mortgage amount.
- Starting Oct. 20: The new structure will be $5.00 per $5,000, applicable to both land transfers and mortgage registrations.
While this may seem like a minor adjustment, it can add up. Let’s look at how it may impact your overall costs.
Example of the Impact
Consider this scenario: you’re buying a home valued at $750,000 and securing a mortgage of $650,000. Under the old fee structure, your total land title registration costs would be around $595. With the new levy, those fees will jump to $1,500 – more than doubling the cost.
This could be a surprise to some buyers, so it’s essential to prepare and factor this increase into your closing budget.
Timing Matters
The timing of your submission to the Land Titles Office is critical. If your documents are submitted before October 20, you’ll still pay the current rates, even if the registration itself is completed afterward. But if you submit on or after October 20, the new levy will apply. Be mindful of potential delays or incomplete submissions, as documents pending for over 30 days may also impact fees.
