A few things to think about when viewing a property virtually

Due to the current situation around COVID-19 and the focus on social distancing, real estate agents have increasingly been offering the option of virtual tours and online property viewings to help keep things moving and it’s now possible to view a home and complete the entire home buying process online.

Even though there are a lot of online listings that are full of great images and are in detail. Going through the whole home buying process virtually and being unable to see a property in person may leave some things overlooked, as they are not as obvious through a screen. 

Here are a few things to remember when viewing a house virtually.

Don’t be afraid to ask questions

Just as you would in person, feel free to ask as many questions as possible during the virtual viewing.  If you’d like to see something in more detail,  or something that catches your eye that could be concerning, don’t be afraid to be specific.  If you want further information, you can always ask the seller to send you additional photos, or even ask for more videos such as the outdoor space and even the surrounding location.

Review the images

When looking through the pictures, think about how your furniture would fit into that space. Take the time to look at all of the images and take note of where the windows are and which rooms appear to get the most natural light.

Remember that your realtor is the expert, so don’t be intimidated about calling them to talk about a listing you’re interested in and get their opinion.

Request a virtual tour

In light of the current situation, many realtors are now providing virtual video walk-throughs of their properties that are currently for sale. If it is not possible to do a physical walk through an apartment, virtual will provide you with a feeling of what the house is like.

Consider the Outdoor Space

When looking at a house online, many people overlook the outdoor space. whether it’s a small balcony or a large backyard, outdoor space is something to try to get a feel for when viewing a home.

For potential buyers to get a sense of what the home will look like in each season, a lot of realtors advise their sellers to try to have two photos of the exterior of the home, one from the summer and one from the winter. 

When it comes to house hunting online, a potential buyer can do a lot of things to get a feel for a property by simply using the available tools.
